COZI VACATION RENTAL’S GUEST TERMS AND CONDITIONS Cozi Group, Inc., a Delaware corporation d/b/a Cozi Vacation Rentals (“Cozi,” “we,” or “us”) provides vacation rental management and marketing services on behalf of property owners who rent their properties to guests seeking short-term accommodations, as well as other related or incidental services (collectively, the “Services”). Cozi’s representatives will be the main point of contact for all reservation inquiries and other matters pertaining to the property you have reserved (the “Property”). Should you require assistance or information, please contact us at (830) 999-2694, during our usual office hours, 9:00 a.m. to 8:00 p.m. Central Time, or reach out to us via email at reservations@cozivr.com. We will generally respond within 24 hours. For a quicker response, you may also reach out to us on our website (www.cozivr.com) or through the site where you booked your reservation (e.g., Airbnb, VRBO, etc.). The following terms and conditions (these “Terms and Conditions”) are intended to help you enjoy a safe, reliable, and convenient stay. The Terms and Conditions constitute a legally binding agreement. As the individual who made the reservation, you may be held personally and individually responsible for any violation of these Terms and Conditions, and the credit card used to book your reservation may be charged for any resulting damages or fees. You are responsible for providing a copy of these Terms and Conditions to each person (i) on whose behalf you made the reservation, or (ii) who you or any other guest invite to use, occupy, or otherwise enter the Property for any reason whatsoever. In consideration for using the Property and receiving the Services, you agree to comply with the following Terms and Conditions: 1. RESPECT FOR PROPERTY AND COMMUNITY. Guests shall treat the Property and its furnishings with the utmost care and respect, as if the Property were their own home. Guests shall behave respectfully toward neighbors in the neighborhood, condominium, or community within which the Property is located. If disrespect or misbehavior is of any kind is reported or discovered, we reserve the right to immediately cancel the reservation and/or require all guests and other occupants to leave the property without a refund. 2. OCCUPANCY RESTRICTIONS. You must be an occupant of the Property during the entire reserved period. Other occupants shall be limited to your family members, friends, responsible adults, or children under direct adult supervision. You shall not allow the maximum advertised occupancy limit of the Property to be exceeded at any time. The maximum occupancy limit shall be the number of permitted occupants stated in the listing or advertisement. By way of example and not limitation, if the listing or advertisement states the Property can sleep ten people, you shall not permit more than ten people to sleep or otherwise enter the Property at any time during your stay, regardless of whether they are sleeping at the Property. You shall disclose to Cozi the total number of individuals that will be occupying the Property during your stay. If you fail to comply with Property’s advertised occupancy limit, we reserve the right to terminate your reservation or right of occupancy at any time, without issuing a refund, and charge the credit card on file or otherwise collect a minimum service fee of $250.00. 3. NOISES RESTRICTIONS; ILLEGAL ACTIVITY. Guests shall not engage in any activities that disturb the quiet enjoyment of neighbors and others in the surrounding community. You shall not permit any parties to occur at or within the Property or any noises that can be heard beyond the Property’s lot line or in adjacent units. Without limiting the foregoing, you shall ensure that no noises may be heard by neighbors after 9:00 p.m. on weeknights or after 10:00 p.m. on weekends. Guests are prohibited from engaging in any illegal activity to occur at or within the Property. You shall ensure that all guests comply with applicable laws including, without limitation, all laws pertaining to internet use and downloading of copyrighted or unlawful materials. Cozi will cooperate with any investigation of actual or alleged criminal activity. If we receive complaints of excessive noise or discover illegal activities, we reserve the right to terminate your reservation or right of occupancy at any time, without issuing a refund, and charge the credit card on file or otherwise collect a minimum service fee of $250.00. 4. NO EVENTS. No events, parties, weddings, commercial activities, promotional activities, or any other gatherings (collectively “Events”) are allowed to occur at or within the Property without first obtaining Cozi’s prior express written permission. If an Event has been approved by Cozi, Cozi shall be entitled to charge and collect an additional event fee in an amount determined in our sole discretion. 5. AGE REQUIREMENTS; THIRD-PARTY RESERVATIONS. You must be over the age of 25 to book one of our properties. No individual or entity is allowed to book or reserve any of our properties on behalf of someone who is under the age of 25. Additionally, no individual is allowed to book or reserve any of our properties for any other individual if that individual will not be physically staying at the property. The person making the reservation must be staying at the property for the entire duration of the reservation. 6. CHECK-IN AND CHECK-OUT. Unless we instruct otherwise, check-in time is 4:00 p.m. local time, and check-out time is 11:00 a.m. local time. However, for any Cozi managed property located in Baltimore, Maryland, check-in time is 3:00 p.m. local time, and check-out time is 11:00 a.m. local time. We cannot guarantee late check-outs or early check-ins. Guests shall coordinate all such requests with us prior to arrival. If you fail to check-out by the stated check-out time, we reserve the right to charge the card on file or otherwise collect a late check-out fee in the amount of $250.00. 7. EXTRA GUESTS. For any property that sleeps over six individuals, for the seventh and each additional guest thereafter, a fee of $10 per guest, per night will be charged and added to your reservation after booking. 8. CLEANING AND HOUSEKEEPING. The Property will be cleaned and inspected by a third-party cleaning contractor before your arrival and after the departure of all guests. We ask that you assist the cleaning crews as much as possible. They will appreciate simple things such as leaving home tidy, running the dishwasher, starting to wash the towels, and taking out the trash. Please use common courtesy by keeping the Property clean, reporting any problems or damages to Cozi, washing dishes, taking garbage to the designated disposal receptacles outside the Property, leaving towels in the bathrooms and sheets in the bedrooms, and refraining from rearranging furniture. 9. EXCESSIVE WEAR AND TEAR AND CLEANLINESS; NO SMOKING. If we find evidence of intentional excessive wear and tear at the Property, or if any additional cleaning is necessary due to intentional spills, trash left on site, stains to furniture, or damaged carpeting, linens, paint, wallpaper or flooring, we shall be entitled to charge the credit card on file or otherwise collect additional fees from Guest as determined in our sole discretion. You will be provided a receipt for any additional fees incurred upon request or as may be required by applicable law. If such additional fees are charged or collected, Cozi shall be entitled to charge the credit card on file or otherwise collect a service fee of $100 for repairs or damages under $1000, and a minimum $500 for damages or repairs over $1000. If any sign of smoking is discovered at or within the Property, Cozi shall be entitled to charge the credit card on file or otherwise collect a smoke cleaning fee of $500, which shall be in addition to and separate from any cleaning fee paid at booking. 10. PETS. Unless the listing specifically mentions that pets are allowed, if any sign of a pet is discovered or reasonably suspected, Cozi shall be entitled to charge the credit card on file or otherwise collect a pet cleaning fee of $500.00, which shall be in addition to and separate from any cleaning fee paid at booking. 11. RECREATIONAL EQUIPMENT. If the Property includes or contains a rooftop deck, patio, stairs, outdoor grill, pool, hot tub, exercise equipment, or other recreational equipment of any kind whatsoever (collectively, “Recreational Equipment”), all guests shall observe and adhere to all stated, written, or posted rules and policies for the Recreational Equipment and exercise reasonable care at all times during use. Children shall be supervised by an adult at all times when they may come into contact with the Recreational Equipment. Decks, patios, and stairs can be slippery when wet or icy and can result in injury to anyone who is not exercising reasonable care. No person under the age of 25 may have access to, operate, or use a grill, barbecue, or fire pit of any kind. No person under the age of 18 may access or use a pool or hot tub at any time without the constant supervision of an adult. All guest and other persons entering the Property during your stay assume the risks associated with using the Recreational Equipment, and waive any claims for damages, personal or bodily injuries, death, and other injuries related to the use or presence of Recreational Equipment. Cozi shall not be liable or responsible for any damages, injury, or death that occurs while staying at the Property. 12. PARKING. All Cozi properties have different parking situations. Some properties also have vehicle restrictions for the number of vehicles allowed. Furthermore, each city or town has its own parking restrictions and regulations. All guests shall comply with these regulations. Each guest is responsible for following the instructions we provide and local parking instructions posted on streets and signs. You are responsible for investigating and conducting due diligence with regard to applicable parking rules, laws, restrictions, and regulations. Cozi and its employees, representatives, owners, and affiliates shall not be liable or otherwise held responsible in any way for parking violations, citations, tickets, towing costs (whether legal or illegal), or any other costs or expense incurred due to parking violations. 13. PHONE, INTERNET, AND CABLE. Unless otherwise specified, all homes are equipped with Wi-Fi internet, but connectivity may vary. Cozi will provide Wi-Fi passwords upon request. Generally, we do not provide phone or cable TV service at our properties. Some properties may be equipped with smart TV’s that allow access to third-party streaming services, but not all. Please feel free to contact us about the specific devices available at the Property prior to booking. 14. HOMEOWNERS ASSOCIATION PROPERTY; COMMON AREAS. Cozi does not warrant or make any representations whatsoever about the usability or condition of amenities or common areas owned, maintained, or provided by or through homeowners or condominium associations, including, but not limited to, pools, hot tubs, clubhouses, tennis courts, golf facilities, and picnic and beach facilities (collectively, the “Common Areas”). Cozi is not responsible for the functioning or failure of such amenities, or for any injury, harm, loss, theft, event, occurrence, or accident which may occur within the Common Areas. 15. REQUIRED DAMAGE PROTECTION AND CREDIT CARD CHARGES. In lieu of collecting a security deposit, Cozi will collect, for each reservation, a one-time non-refundable $49.00 damage waiver fee. The damage waiver is provided by Waivo, a third-party vendor which is not affiliated with Cozi. Generally, the damage waiver provides up to $5,000 of coverage towards unintentional property damage. The coverage is subject to all applicable terms and conditions imposed by Waivo (https://waivo.io/), including, without limitation, those terms and conditions described on the attached Exhibit A. Waivo’s terms and conditions are subject to change at any time without notice. Cozi is not responsible for any changes to or variance in Waivo’s terms and conditions which conflict with or contradict the information provided on Exhibit A. You are responsible for obtaining accurate and up to date terms and conditions directly from Waivo at the time of purchase. If for any reason whatsoever, Waivo fails or refuses to cover any costs or expenses incurred due to damages resulting from your stay, Cozi shall be entitled to charge the credit card on file or otherwise collect such additional amounts as may be incurred for damages or theft, including, without limitation, the market rate for replacement of costs or repairs plus time and materials, in addition to seeking any relief provided by law. 16. ACCESS AND MAINTENANCE. Cozi reserves the right to enter the Property at any time during your stay. We will diligently attempt to address any maintenance issues which are reported to us. If a maintenance issue cannot be fixed in a reasonable amount of time, or if the Property is unavailable or inaccessible for any reason, we reserve the right in our sole discretion to issue a partial or full refund or offer alternative, comparable accommodations. 17. THIRD-PARTY VENDORS. Cleaners, maintenance personnel, and other third-party service providers and vendors may enter the Property during your stay (collectively, “Third-Party Vendors”). Third-Party Vendors may also include any contractors, vendors, or service providers hired by guests or by Cozi at the request of any guest to provide additional services including, without limitation, masseuses, chefs, etc. Cozi and its employees, representatives, owners, and affiliates shall be held liable for any losses, thefts, injuries, sicknesses, illnesses, or other damages of any kind whatsoever arising out of or related to the presence of or services provided by such Third-Party Vendors, and Guests shall look solely to the Third-Party Vendor to be compensated or recover for any such losses, damages, or injuries, regardless of whether the Third-Party Vendor was hired by you or by Cozi at your request. Cozi assumes no responsibility or liability whatsoever for the acts or omissions of Third-Party Vendors, and you agree to indemnify and hold Cozi and its owners, principals, shareholders, employees, representatives, directors, officers, and affiliates harmless from and against any and all claims relating to or arising from the use of or interactions with Third-Party Vendors. 18. GUEST CONTACT. Cozi always strives to provide the ultimate experience to our guests. We will call you several weeks prior to arrival to find out more information about the trip, quantity of guests, and their age range. This information will be used to provide recommendations for activities or services that may be provided for the group. The information is also used to confirm your reservation. If you have not responded to this call or other communications from Cozi at least 48 hours prior to the check-in, Cozi reserves the right to cancel your reservation due to a lack of communication. 19. FALSIFIED BOOKINGS. If your booking was made under false pretense, including, but not limited to, a falsified name, age, purpose, length of stay, or quantity of guests, Cozi shall be entitled to cancel of your reservation without prior notice, terminate you rights of occupancy of the Property, remove all guests and other occupants from the Property, and/or retain of all amounts paid in connection with the reservation. 20. SALE CONTINGENCY OR UNAVAILABILITY. In the rare event the Property is listed for sale, sold, or is otherwise unavailable for any reason determined by Cozi in its sole discretion, Cozi reserves the right to provide guests with comparable accommodations at no additional cost or cancel and refund your reservation. 21. WEATHER AND OTHER UNFORESEEN EVENTS. Cozi shall not be held responsible or liable for any inconveniences arising from inclement weather or from any defects or stoppages in supply of water, gas, electricity, plumbing, or other utilities serving the Premises. Neither you nor any guest shall be entitled to any refund for any delays or cancellations due to such conditions. 22. PHYSICAL DISABILITIES OF GUESTS. If you or any other guest has a physical or mental disability of any kind, the disability must be disclosed to Cozi at or before the time of booking. We do not discriminate against anyone with disabilities and will do our best to accommodate disabilities, but guests are responsible for informing Cozi of any disabilities to ensure the Property is suitable for all guests’ needs at or prior to the time of booking. 23. SURVEILLANCE AND SECURITY CAMERAS. Cozi utilizes security cameras at all properties. These cameras are located on the outside of the properties only. Since our properties are full-time vacation rentals, these cameras are there for the protection, safety, and security of the properties and our guests. We do not install or use cameras on the inside of any of our properties. 24. ADVANCED MARKETING TECHNOLOGIES. Cozi may utilize various marketing and advertising technologies within the Property (collectively, the “Advanced Marketing Technologies”), including, but not limited to, customer relationship management systems, integrated wireless mesh networks, and guest interactive portals. These Advanced Marketing Technologies may acquire data about guests and other occupants of the Property, the condition of the Property, the occupancy of the Property, and other information relating to guests and the Property. This data will be used to improve guest experience and for other purposes related to Cozi’s business operations. By staying at the Property and receiving the Services, you and all guests consent to Cozi’s use of Advanced Marketing Technologies and any and all data derived therefrom. 25. PAYMENT. We accept all major credit cards and will only accept reservations if (i) there is a valid credit card on file, or (ii) the reservation has been confirmed through a credible third-party online transaction agency (“OTA”) such as Airbnb or VRBO. For any reservation where a credit card is on file, these Terms and Conditions shall prevail, control, and supersede any other or conflicting terms and conditions of the OTA. For all reservations for properties located within the State of Texas which are made with Cozi directly over the phone or through our website, we charge the full rental rate and all associated fees at the time of booking. For all reservations for properties located outside of the State of Texas which are made with Cozi directly over the phone or through our website, we charge at the time of booking a deposit equal to 25% full rental rate and all associated fees, and the 75% balance shall be due and payable no later than 30 days prior to your arrival. You hereby authorize us to charge the card on file for any balance that remains due after the initial booking in accordance with the terms of this paragraph. 26. CANCELLATION AND REFUNDS. You acknowledge that Cozi incurs a 4% credit card transaction fee for each booking and a 4% credit card transaction fee for each refund issued in the event of a Guest cancellation (collectively, the “Credit Card Transaction Fees”). To account for these Credit Card Transaction Fees, Cozi shall be entitled to retain an amount equal to 8% of the original amount paid at booking for any and all refunds issued on account of a Guest cancellation. If a cancellation occurs at least 30 days prior to scheduled arrival date, a full refund will be credited back to the original form of payment, less all Credit Card Transaction Fees. If a cancellation occurs on or between the 29th day and the 20th day prior to the scheduled arrival date, a 50% refund will be credited back to the original form of payment, less all Credit Card Transaction Fees. If a cancellation occurs on or between the 19th day and the 11th day prior to the scheduled arrival date, a 25% refund will be credited back to the original form of payment, less all Credit Card Transaction Fees. If a reservation is cancelled 10 days or less prior to the scheduled arrival date, Cozi shall not be required to issue any refund whatsoever and shall be entitled to retain all amounts paid at booking. If a reservation made at least 10 days in advance of the scheduled arrival date is cancelled within 72 hours of the time of booking, Cozi will issue a refund of the amount paid at booking, less all Credit Card Transaction Fees. Notwithstanding the foregoing, any reservation confirmed for dates that include or encompass a United Stated Federal Holiday is non-refundable and non-transferable for any reason. 27. LIMITED SHORT-TERM RENTAL. You and all guests in your reservations acknowledge, agree, and stipulate that the Services are for a short-term vacation rental, and that the Services are not a lease or other long-term tenancy agreement. Your reservation, these Terms and Conditions, and our provision of the Services do not create a fiduciary relationship, landlord-tenant relationship, principal-agent relationship, or any other special relationship of any kind whatsoever between or among you, the guests, Cozi, and/or the Property’s owner(s). Your reservation, these Terms and Conditions, and our provision of the Services do not give rise to special legal or equitable duties or obligations beyond those stated herein. These Terms and Conditions and the Services are only for the licensed use of the vacation rental home for the stated reservation dates. The Services provided by Cozi and your reservation create no property rights in you or any other guest of any nature whatsoever, and there shall be no rights to renewal, extension, holdover, or for any recurring usage of any nature whatsoever. You shall not attempt to sublet all or any part of the Property and shall not assign any interest (in whole or in part) to your reservation or any rights hereunder. If you or any guest, holds over, remains in possession, or asserts any right of possession in the Property upon conclusion of your reservation, Cozi shall be entitled to expel all persons in or claiming possession to the Property, by force if necessary, and through any other lawful means or process. 28. NON-LIABILITY FOR CERTAIN DAMAGES. Notwithstanding any other provision of these Terms and Conditions to the contrary, Cozi and the Property’s owner(s), and their respective past and present owners, shareholders, officers, directors, principals, agents, employees, representatives, affiliates, successors, assigns, heirs, devisees, personal representatives, administrators, executors, legal representatives, insurers, and all others who could be liable for the obligations of any of them, shall not be liable to any Guest or other person whomsoever for any (i) injury to person, illness, sickness, contagion, or damage to property caused or alleged to be caused by or arising out of any guest’s or other person’s occupancy, use, or activities at or within the Property or Common Areas; (ii) injury to person or property caused by the Property or Common Areas becoming out of repair, nonfunctioning, or damaged, or by any defect in or failure of equipment (including without limitation Recreational Equipment), structures, components, systems, wiring, locks, pipes, doors, or broken glass, or by the backing up of drains or by gas, water, steam, electricity, or leaking of any nature whatsoever; (iii) loss or damage that may be occasioned by or through the acts or omissions of any persons or entities whomsoever, including, without limitation, Third-Party Vendors and other service providers; (iv) lost or stolen property, equipment, money, jewelry, or other valuables or personal items left at or within the Property or in the Common Areas, regardless of whether the loss occurs when the area is locked or otherwise secured against entry; (v) damages and losses caused by theft, burglary, assault, vandalism, any other criminal act, or by fire or any other casualty whatsoever; (vi) losses, damages, costs, or expenses which occur for any reason in the event that any security system or security camera is not properly installed, monitored, maintained, or any other security device or service is not provided; (vii) damage, loss, injury, casualty, cost, expense, penalty, fine, or other loss of any nature whatsoever arising out of any Guests’ failure to comply with these Terms and Conditions; and (viii) direct, indirect, incidental, consequential, or other damages of any nature whatsoever which may arise in connection with your use of the Property or receipt of the Services. 29. INDEMNITY; RELEASE. Notwithstanding any other provision of these Terms and Conditions to the contrary, and to the maximum extent permitted by applicable law, you and all other guests, on behalf of yourselves and your respective heirs, devisees, executors, personal representatives, administrators, successors, and assigns (collectively, the “Guest Parties”), shall indemnify, defend, protect, and hold harmless Cozi and the Property’s owner(s), and their respective past and present owners, shareholders, officers, directors, principals, agents, employees, representatives, affiliates, successors, assigns, heirs, devisees, personal representatives, executors, legal representatives, insurers, and all others who could be liable for the obligations of any of them (collectively, the “Manager Parties”) from and against any and all claims, causes of action, accidents, injuries, demands, actions, suits, proceedings, losses, judgments, damages, awards, fines, taxes, penalties, costs, expenses, obligations, and liabilities of every kind and nature whatsoever (including actual attorneys’, consultants’, and expert witness’ fees and costs at the pre-trial, trial, and appellate levels) (collectively, the “Claims”) in any manner related to, arising out of, or resulting from (i) the negligence, misconduct, or other acts and omissions of any nature whatsoever of any guests, occupants, and any other person who enters the Property during your stay, (ii) the use of the Premises by you and the other guests or any activities conducted therein, (iii) the violation of these Terms and Conditions or the failure to comply with these Terms and Conditions or applicable law by any guest. Furthermore, you and all other guests, for yourselves and on behalf of the Guest Parties, each do hereby release Cozi and Cozi’s past and present shareholders, officers, directors, principals, agents, employees, representatives, affiliates, successors, assigns, legal representatives, insurers, as well as the Property’s owner(s), any and all Third-Party Vendors, and all others who could be liable for the obligations of any of them, from any and all Claims in any manner related to, arising out of, or resulting from your use and occupancy of the Property or receipt of the Services. The provisions of this paragraph shall survive after the conclusion of your reservation or termination of your right to occupy the Property. 30. FORCE MAJEURE. In the event of any strike, insurrection, riot, unavoidable accident, civil disturbance, act of any public enemy, embargo, fire, earthquake, flood, explosion, casualty, riot, act of God, shortage of labor, materials or supplies, pandemic, outbreak of disease or contagion, war, governmental law, regulation or restriction, or any other cause of any kind whatsoever which is beyond the reasonable control of Cozi which prohibits, restricts, or makes impossible or impractical Cozi’s ability to honor any booking or reservation, Cozi shall be entitled, in its sole and absolute discretion, to cancel such booking or reservations, issue a partial or full refund or booking credit, or provide reasonable alternative accommodations. For the avoidance of doubt, no refund or booking credit of any nature will be issued on account of inclement weather, change of plans, bereavement, inconvenience, or any other change of circumstance or reason whatsoever, unless Cozi authorizes the refund or booking credit. Guests and all other occupants of the Property shall comply with all applicable laws, including without limitation evacuation orders in the event of an emergency of any kind. 31. ATTORNEYS’ FEES AND COSTS. If Cozi, the Property’s owner(s), and/or a local property manager authorized by either one of them finds it necessary to employ legal counsel to interpret or enforce these Terms and Conditions for any reason, Cozi, the Property’s owner(s), and/or the local property manager shall be entitled to recover their actual attorneys’ fees and costs from such guest or guests. 32. GENERAL TERMS. If any term or provision of these Terms and Conditions is held to be illegal, invalid, or unenforceable, the legality, validity and enforceability of the remaining terms and provisions shall not be affected thereby, and these Terms and Conditions shall be read and interpreted as if such illegal, invalid, or unenforceable term or provision was not a part hereof. These Terms and Conditions shall be binding on and inure to the benefit of the parties hereto and their respective heirs, devisees, executors, administrators, personal representatives, successors, and assigns. These Terms and Conditions may not be assigned (in whole or in part) by you or any guest. 33. ADDITIONAL TERMS AND CONDITIONS. Your booking is also subject to any additional terms, conditions, policies, and agreements located on Cozi’s website, including those located at https://www.cozivr.com/content/terms-and-conditions.aspx. BY RESERVING AND BOOKING THIS PROPERTY, YOU AGREE THAT YOU HAVE REVIEWED, UNDERSTOOD, AND AGREED TO THE FOREGOING TERMS AND CONDITIONS, AS WELL AS ANY ADDITIONAL TERMS AND CONDITIONS SET FORTH IN THE EXHIBITS ATTACHED HERETO, REGARDLESS OF WHETHER YOU ACTUALLY SIGN OR ACKNOLWEDGE THIS DOCUMENT. EXHIBIT A WAIVO DAMAGE WAIVER SAMPLE TERMS AND CONDITIONS On behalf of Cozi Vacation Rentals, the party authorized to rent the vacation rental property and the Owner of the vacation rental property, Waivo, has assumed the responsibility for damages as outlined below and waives Your security deposit up to $5,000, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. Waivo is hereby responsible for theft or damage to the vacation rental property as a result of Your acts or omissions up to $5,000. This waiver does not negate your responsibilities as a renter for items outside of Waivo's responsibilities. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. EXCLUSIONS This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of God 2. Normal wear and tear 3. Theft without a valid police report 4. Loss of use of the vacation rental property 5. Rodent, termite, bed bug, or other animal damage or infestation 6. Prior damage This Waiver will not pay for damage or theft of property owned by You. CONDITIONS Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent, or the Owner of the vacation rental property within 3 days of Your departure from the vacation rental property. Waivo will not respond to damage or theft under $50 US dollars. If the damage or theft exceeds $50 then Waivo will be responsible for the actual amount of the damage or theft as determined by Waivo up to $5,000, the waiver limit purchased by You. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children, and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property. EXHIBIT B OPTIONAL TRAVEL INSURANCE INFORMATION Cozi Vacation Rentals offers travel insurance through various third-party insurance providers as an optional purchase for the amount of 7% of your total booking amount for your reservation. If you choose to purchase travel insurance as an optional service through Cozi Vacation Rentals, all or part of your trip value may be returned to you by the third-party insurance provider if you cancel for any covered reasons. Travel insurance may cover additional items like baggage loss, medical emergencies, and trip delays. Purchasing travel insurance will provide the security and trip protection you need to travel with peace of mind. Cozi Vacation Rentals highly recommends that all guests purchase travel insurance from the moment you book or within 24 hours before your reservation start time. Coverages, emergency assistance, exclusions, and applicability depend on the terms and conditions of coverage of the third-party travel insurance provider. The third-party insurance provider is a separate entity from Cozi Vacation Rentals, and all cancellation, coverages, and claims must be handled directly through such company. Each of the coverages will be described separately in the terms and conditions of the policy once it is purchased. Cozi Vacation Rentals makes no representations with regard to coverage or costs associated with purchasing travel insurance through third-party services providers. You are responsible for conducting your own due diligence to ensure that such third-party travel insurance coverage and its applicable terms and conditions meet your needs. After you purchase travel insurance, we will provide you all of the information on your policy and your point of contact with the third-party insurance provider for all insurance-related inquiries.
