The first floor of this cottage boasts an open living, kitchen, and dining area with hardwood floors and abundant natural light. It includes a convenient pantry, powder bath, and dedicated laundry room. The expansive primary suite, privately located overlooking preserved land, offers access to the side porch and an ensuite with a double vanity, garden bathtub, stall shower, and large walk-in closet. On the second floor, you'll find three additional guest suites, two full bathrooms, and an additional porch. This 4-bedroom, 3½-bathroom vacation rental features: Primary Bedroom: King Bed (Sleeps 2) Guest Bedroom 1: King Bed (Sleeps 2) Guest Bedroom 2: King Bed (Sleeps 2) Bunk Room: 2 sets of bunks (Sleeps 4) Living Room Area: Sleeper sofa (Sleeps 2) Maximum Guest Occupancy: 12 Guests (Please note that children under the age of two years still count toward the maximum guest occupancy.) Enjoy your week without the hassle of packing your entire house. Ocean Eyes aims to ensure guests can relax and enjoy their trip worry-free, offering: Toiletries: Body wash, shampoo, dish soap, dishwasher tabs, laundry detergent, toilet tissue. Beach amenities: Chairs, towels, umbrellas, and a beach wagon. Coffee supply: Reserve of Starbucks coffee pods for Keurig. Kitchen essentials: Pots, pans, cooking utensils, plates, cups, Weber grill. Parking: There are 2 parking spaces in the driveway. Paver parking leading to a spacious front porch. If you have more than 2 vehicles, you may park on the street. No street parking, parties, RVs, trailers, boats, or watercraft allowed to be parked at the property. Fines will be imposed for violations. About the Community/Property: The Preserve at Grayton Beach is an ultra-exclusive gated community located directly on Scenic 30A. This neighborhood features custom-built beach-chic homes with state-of-the-art amenities. In one of these meticulously appointed homes, you’ll be surrounded by beauty that is truly one of a kind. The location puts you within walking or biking distance of Grayton Beach and Blue Mountain Beach hotspots — from ice cream to shopping, it’s all nearby! Enjoy 2 community pools (one heated seasonally — the East Pool closes at dusk while the West Pool remains open a little longer), 1 tennis court, 4 brand-new pickleball courts, and a gas grill. West Pool: Located behind the clubhouse near the main entrance. To reach it, head toward the entrance gate and look for the large white clubhouse building. You’ll see the pool chairs and fenced pool area behind it. East Pool: Located next to the tennis and pickleball courts. To reach it, head toward the center of the community. Gated (Deeded) Beach Access There’s a dedicated path at the East Pool where you can park bikes or a golf cart. Walk across the crosswalk to the gated beach access. This community enjoys exclusive access to approximately 7 acres of private beach, with no public access. We are also adjacent to a portion of Grayton Beach State Park — plenty of sand, plenty of space. What to Do and Where to Go Explore the 30A Bike Trail or play a round at Santa Rosa Beach Golf Club. Looking for natural beauty? Visit Topsail Hill Preserve State Park or Camp Helen State Park. Sundog Books and Eden Gardens State Park are also worth checking out! No loose trash bags are permitted. Extra public trash bins are available at both clubhouses. Other details to note: All of our doors are hurricane proof doors. While all doors easily lock, guests need to lift up the handle and rotate the small deadbolt next to handle to get them in the locked position. Trash removal is scheduled for Mondays & Thursdays. Per Walton County policy: trash containers shall be placed curbside no earlier than 2 hours before sunset (4pm) the evening prior to scheduled collection days. For all non-pick-up days, garbage must be kept in sanitary, covered, and secured trash containers that are stored out of street view. In case they are needed, guests will find extra public trash bins located at the two clubhouses. No loose bags of trash are permitted. Bear-proof trash cans are provided, which employ bear-resistant latches or straps that physically prevent animals from opening the lid. Trash can lids must remain completely closed and latched at all times (including when placed on the street side for pickup) to prevent access by animals, such as bears and raccoons. Per our stated House Rules, do not hang any items on railings or balconies. This HOA will fine units in violation of this policy. If we receive a fine for the dates of your stay, this $100 fine will be passed on to the guest responsible. To the best of your ability, rinse yourself and personal items of sand before entering the unit. There is a hose in front of the unit to rinse off; please wipe your shoes on the front door mat before entering the condo. In case they are needed, guests will find additional public trash bins located at the two clubhouses. Bear-proof trash cans are provided at each home and must be used at all times. These cans are equipped with specialized latches or straps designed to prevent wildlife—such as bears and raccoons—from opening the lid. To ensure effectiveness, lids must remain fully closed and latched at all times, including on non-pickup days. All garbage must be stored in secure, covered containers that are latched shut and fully out of street view when not at the curb. Straps must be in place whenever bins are not set out for pickup. Trash pickup occurs on Mondays and Thursdays. Per Walton County guidelines, bins may only be placed curbside after 4pm on the evening prior to pickup, and no earlier than 2 hours before sunset. Loose trash bags are not permitted under any circumstances. (Dishwasher detergent will be provided, if the unit has a dishwasher.) Once a guest depletes what is provided, subsequent replacement is the guest's responsibility. Although guests may receive our Welcome Packet upon booking, the Safe Travels communication (which includes security/access codes) will not be sent until our accounting system registers a zero balance for an existing reservation. While playing tennis or pickleball, one guest will need to wear a special amenity bracelet. If lost, the replacement fee is $25 (per bracelet). The Preserve at Grayton Beach strictly prohibits parking for watercraft, trailers, campers, motor homes/RVs. There will be a $100 per day fine by the HOA that will be imposed for any guest in violation of this rule. From March 1st through September 30th, we are regrettably unable to accommodate late check-outs, early check-ins, or luggage drop-offs prior to 4pm due to high demand/turnover. We appreciate your understanding in this matter. For the safety of everyone, throwing objects from balconies is strictly prohibited and is a serious violation of Florida law (Florida Statute § 790.161). Anyone caught throwing items from a balcony will be required to leave the property immediately—no exceptions. If you witness this behavior, please report it to property management right away.
