From I-40, Exit 407 - go south approx 8.5 mi on Hwy 66 and continue onto Forks of the River Pkwy. Travel .6 mi and Forks of the River Pkwy turns right and becomes Hwy 441 S/Parkway. Travel 12.6 mi and turn left onto East Pkwy. In 1.4 mi turn right at Traffic Light #2A (Newman Rd). Continue approx 100 ft and turn left at the stop sign to stay on Newman Rd. Travel 0.3 mi to Greenbriar Village Ln and turn left. Peyton’s Hideaway is on the right. Please remember that Gatlinburg and the surrounding area is a mountain town with snow and icy conditions during the winter. This can affect driving and parking conditions regardless of the property, driveway, or roads. We recommend four-wheel drive and/or chains during the winter months.

With three en-suite primary bedrooms as well as two sofa beds, Peyton’s Hideaway is a great home base for several couples or families who want to enjoy everything the Smoky Mountain area has to offer. Not only is the three-floor log cabin packed with amenities, but it’s also less than two miles from downtown Gatlinburg and only minutes from the Great Smoky Mountains National Park. All that, and it’s pet-friendly too! The serene location makes it easy to forget just how close to attractions, restaurants and shops Peyton’s Hideaway is. When you’re not playing with the kids on the front lawn or exploring the surrounding woods, you can revel in nature’s sights and sounds from the two huge covered decks. You’ll find plenty of log-style rockers, a must for a true Smoky Mountain cabin, and the main-level deck even has a fireplace, ideal for gathering around as you enjoy after-dinner drinks on chilly autumn evenings. Perhaps the only better spot for soaking up nature’s beauty is in the patio’s six-person hot tub while you’re literally soaking in steamy jets of water. At nearly 3,000 square feet, Peyton’s Hideaway offers plenty of spaces where everyone can gather together, along with nooks where you can slip away for one-on-one chats or private time. With wood-planked floors and walls, a vaulted ceiling, plenty of windows to let in the sunshine, ceiling fans and in the living area, a stone-surround fireplace, the home looks exactly as you’d want a mountain retreat to look. The open-plan living area on the main floor includes a 47-inch flat-screen TV and lots of plush seating so that everyone can watch a movie together. The adjacent dining table seats six with ease, and there’s room for two more at the breakfast bar, which doubles as the kitchen island. The recently upgraded kitchen features stainless-steel appliances, cookware, tableware and plenty of counter space. The cabin has a charcoal grill on the patio as well, should you have a hankering for home-cooked barbecue. Downstairs houses the cozy home theater. With just three amply padded cinema-style seats and a 50-inch screen, it lets you enjoy a truly private screening. Also downstairs is a small room with a foosball table. For more fun and games, head to the top floor. Its game room includes a pool table, a card table and another 47-inch flat-screen TV. It’s like having a private after-hours club in your own home. Each floor has a handsomely furnished primary suite. In addition to a marvelously comfortable king-size bed, each suite includes a 47-inch flat-screen TV, a private bathroom and a ceiling fan. The upstairs suite also features a luxe sitting area with a Jacuzzi and a rocker, and from the bedroom, you can step out directly onto the top deck. A second indoor jetted tub is in the main floor’s en-suite bathroom, and the main floor’s bedroom opens directly onto the main deck. If you have more guests, the sofas in the living area and the game room open into beds that can each sleep two, so that Peyton’s Hideaway can accommodate 10 overnight guests in all. For added convenience, the cabin has a half-bathroom in addition to the three full bathrooms, plus free Wi-Fi and a garage. The cabin’s greatest convenience of all, however, has to be its location. In just five minutes you can drive to downtown Gatlinburg, home to an aquarium, the Guinness World Records Museum, thrill rides and more. -Some properties are pet friendly and we require a pet fee per pet. Please let us know if you are bringing a pet with you. The only exception is for ADA qualified service animals and we require notification that a service animal will be present prior to arrival. -Smoking is not permitted. -Parties and events are not permitted. -Check-in is after 4PM and check out by 10AM. -We have a strict age limitation that no guests be under the age of 25 for this listing unless they are accompanied by a parent or legal guardian. We require 1 parent/legal guardian for every 4 guests under 25. Upon booking, we will request verification of the ages of all guests. Cancellation Policy

Rent and Fees for the Property are as follows: A reservation deposit of $300 or $1000 (if total amount is more than $4000) is required (the “Reservation Deposit”). This must be paid at the time of booking.
The Reservation Deposit shall be applied toward the total amount due and is only refundable within 48 hours of booking.

Cancellations:

(a) If the Property becomes unavailable to the Guest prior to occupancy, due to no actions, negligence or fault of Manager or its agents (unavailability” under this Agreement is more particularly described herein as “owner occupied”, occupied by guests of owner, occupants of owners guests)Manager agrees, in these circumstances only, to refund the full amount paid to the date of cancellation, and Guest agrees to release any and all claims against Manager and its agents or affiliates. Nonetheless, in the event of such other unavailability of a rental property for other unforeseen or natural circumstances, including but in no way limited to: where such road/bridges prevents a particular access to a rental property or is obstructed from the institution of curfews or roadblocks by a county, HOA, city or municipality, through no fault of Manager or its agents, Manager agrees to use its best efforts to accommodate the Guest by reserving the right to move, relocate, reassign or change the rental property, and Guest agrees that under said circumstances does not warrant in any way justify a refund or reimbursement of rental monies under this Agreement.However, the Manager in its sole discretion may provide a refund or reimbursement of certain rental monies to the Guest if any and all efforts to accommodate Guest have been exhausted.

(b) If, for any reason, the Guest cancels this Agreement after (48) hours from the reservation date, the reservation monies received will not be refunded which is any monies applied up to the date of the cancellation will be forfeited. Guests are given (48) hours from time of booking to cancel reservation without penalty, and receive a full refund of rental monies.

(c) No refund or reimbursement of rental monies paid under this Agreement is due to Guest or its occupants (or will be made) for inclement weather. “Unforeseeable” circumstances may arise which make it impossible or impractical for Manager to provide the anticipated accommodations to Guest.
Such circumstances may include, but not be limited to, scheduling problems, roadblocks, curfews, equipment failures, as well as a fire or other casualty at the Premises. In such a circumstance, Manager reserves the exclusive right to transfer Guest and/or its occupants to another vacation rental property of reasonably comparable value, determined in the sole discretion of Manager, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, tornadoes, fires or snow or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Manager to make available reasonable or other alternative accommodations to Guest.In such a circumstance, Manager may return or provide a reimbursement of the payments received from Guest.
Travel or Vacation Insurance is highly recommended to be obtained by Guest, however, Manager makes no warrants or representations to Guest relating to any amounts refunded by Travel or Vacation Insurance. Guest and parties listed above must comply with any and all mandatory evacuation orders, if any.

(d) Cancellations, abandonment or early departure by the guest at the rental property for any reason (excluding mandatory evacuation ) do not warrant any refund of rent to Guest. In the event of a mandatory evacuation order issued by a county or otherwise, Guest agrees to comply with such order, and Manager after attempting to move, relocate or reassign Guest to a comparable or similar rental property, may agree in this specific circumstance to refund, credit or reimburse Guest of rental monies for only the dates affected by the mandatory evacuation. Guest understands and agrees that a partial refund of rental monies may be justified by Manager for only such dates associated with the mandatory evacuation, and no other reimbursement of rent will be approved.

(e) Unforeseen Circumstances. If the subject Property becomes unavailable [as described in section (9) herein, or uninhabitable for any reason, Manager reserves the right to: (i) move/relocate the Guest to a comparable or similar rental property, or (ii) cancel this Agreement without penalty and pending a full or partial return of Guest(s)’s monies depending on the circumstances, and at sole discretion of Manager.
Further, Manager cannot be held liable for any acts of nature or major mechanical failures that would prohibit or limit the use of subject rental property. Guest understands and further agrees that the health of Guest or their guests or children does not constitute grounds for refund.

Travel Insurance: Guest may have the option to purchase travel insurance from a third party company providing such insurance. Payment for travel insurance is due at the time of booking. Such insurance is optional. Upon filing a Guest claim, all rents and other charges are fully due and payable to Manager. Any refund to be issued will be handled through the Travel Insurance Company only.
