From I-40 East 1. Take Exit 407. 2. Continue on US-66 S / Winfield Dunn Pkwy. Travel 8.7 mi. 3. Continue onto Forks of the River Pkwy. Travel 0.6 mi. 4. Forks of the River Pkwy turns right and becomes US-441 S / Parkway. Travel 10.4 mi. 5. Turn right onto Cove Mountain Rd/Norton Creek Rd. Travel 112 ft. 6. Slight left onto Norton Creek Rd. Travel 0.3 mi. 7. Sharp left onto Wild Orchid Way. Travel 0.2 mi. (Rd is paved and says “Private” - do not follow gravel rd to the right.) 8. At the top of the hill, turn right and follow road to the cul-de-sac. 9. Bear Necessities will be the middle house at the end of the cul-de-sac. Look for our sign! Please remember that Gatlinburg and the surrounding area is a mountain town with snow and icy conditions during the winter. This can affect driving and parking conditions regardless of the property, driveway, or roads. We recommend four-wheel drive and/or chains during the winter months.

House

Don't be fooled by the name, Bear Necessities offers plenty of luxuries as well. This warm and welcoming log cabin includes an outdoor hot tub, a pool table, an arcade and an indoor jetted tub, among other amenities that make it a truly special place for a family vacation. Bear Necessities can sleep up to eight people. The primary suite epitomizes cabin style with all sorts of modern comforts. The spacious bed, crafted of logs that echo the wood walls, rafters and cathedral ceiling, is flanked by nightstands with lamps so that one of you can read in bed while the other drifts to sleep. Other features include a flat-screen TV, expansive windows that let in plenty of morning sunlight and evening breezes, and perhaps best of all, a jetted tub right in the privacy of your room. When you're in need of some quiet time, you'll know exactly where to go! Prefer showers? The primary bath has one of those too. The loft area upstairs has queen-size bunk beds, so another four people can sleep up there. The kids will rush to stake their claim, as the loft is also home to the game room, complete with Multicade arcade game, pool table, another flat-panel TV and a sound system. There's a full bathroom up there as well, making the loft a suite unto itself—one with spectacular views of the densely forested lands surrounding the house. Have still more guests to accommodate? No worries! The marvelously comfortable sofa in the living room converts to a bed for two. Guests who sleep here have the advantage of a 51-inch TV and the stone-surround gas fireplace—just the thing for chilly winter evenings, or for creating a romantic ambiance. Speaking of romance, check out the large hot tub on the back deck! Of course, a long soak is also a fabulous way to ease tired muscles after a day of hiking or biking, golfing or walking the grounds of Dollywood—activities that are all within easy reach of Bear Necessities. If you're not in the mood for a hot-tub session, you can relax on one of the deck's rocking chairs. You just might drift off to sleep while listening to the leafy tree branches sway in the breeze. Another of the deck's amenities is a gas grill. If you reel in some trout on a fishing expedition, you can grill it right out here. Everything, from hot dogs to corn on the cob, tastes better when cooked outdoors! There's a fully equipped kitchen indoors as well. Whether you plan to prepare a multi-course holiday feast or simply brew coffee and make PB and J sandwiches, you'll find all the cookware, tableware and appliances you need. The extensive counter also serves as a breakfast bar, if you'd rather enjoy a quick snack there rather than at the nearby dining table, which comfortably seats six people. If your idea of a vacation entails no cooking at all, you'll be happy to know that Bear Necessities is just a five-minute drive from downtown Gatlinburg, where you can dig into a juicy steak one night, barbecue ribs the next, and everything from pizza to pancakes in between. Besides eateries, Gatlinburg offers mini golf, an aquarium and plenty of other attractions. Only slightly further afield is Pigeon Forge, home to more restaurants as well as Dollywood, go karting, zip lining and more. And let's not forget the Great Smoky Mountains National Park, the country's most popular, with its hiking trails, waterfalls, wildlife and wildflowers.

-Please let us know if you are bringing a pet or ADA qualified service animal. -Smoking is not permitted. -Parties and events are not permitted. -Check-in is after 4PM and check out by 10AM. -We have a strict age limitation that no guests be under the age of 25 for this listing unless they are accompanied by a parent or legal guardian. We require 1 parent/legal guardian for every 4 guests under 25. Upon booking, we will request verification of the ages of all guests. If guests do not meet this age requirement the reservation will be cancelled. -Per company policy, we are required to collect a credit card number and signed rental agreement once booking is confirmed. -We will require guests to provide an email address in order to gain access to our Guest Portal containing all important information about entry and access instructions. -We are locally operated and requests all guests text or call our 24/7 guest services team with any questions or concerns.

Cancellation Policy

Rent and Fees for the Property are as follows: A reservation deposit of $300 or $1000 (if total amount is more than $4000) is required (the “Reservation Deposit”). This must be paid at the time of booking.
The Reservation Deposit shall be applied toward the total amount due and is only refundable within 48 hours of booking.

Cancellations:

(a) If the Property becomes unavailable to the Guest prior to occupancy, due to no actions, negligence or fault of Manager or its agents (unavailability” under this Agreement is more particularly described herein as “owner occupied”, occupied by guests of owner, occupants of owners guests)Manager agrees, in these circumstances only, to refund the full amount paid to the date of cancellation, and Guest agrees to release any and all claims against Manager and its agents or affiliates. Nonetheless, in the event of such other unavailability of a rental property for other unforeseen or natural circumstances, including but in no way limited to: where such road/bridges prevents a particular access to a rental property or is obstructed from the institution of curfews or roadblocks by a county, HOA, city or municipality, through no fault of Manager or its agents, Manager agrees to use its best efforts to accommodate the Guest by reserving the right to move, relocate, reassign or change the rental property, and Guest agrees that under said circumstances does not warrant in any way justify a refund or reimbursement of rental monies under this Agreement.However, the Manager in its sole discretion may provide a refund or reimbursement of certain rental monies to the Guest if any and all efforts to accommodate Guest have been exhausted.

(b) If, for any reason, the Guest cancels this Agreement after (48) hours from the reservation date, the reservation monies received will not be refunded which is any monies applied up to the date of the cancellation will be forfeited. Guests are given (48) hours from time of booking to cancel reservation without penalty, and receive a full refund of rental monies.

(c) No refund or reimbursement of rental monies paid under this Agreement is due to Guest or its occupants (or will be made) for inclement weather. “Unforeseeable” circumstances may arise which make it impossible or impractical for Manager to provide the anticipated accommodations to Guest.
Such circumstances may include, but not be limited to, scheduling problems, roadblocks, curfews, equipment failures, as well as a fire or other casualty at the Premises. In such a circumstance, Manager reserves the exclusive right to transfer Guest and/or its occupants to another vacation rental property of reasonably comparable value, determined in the sole discretion of Manager, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, tornadoes, fires or snow or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Manager to make available reasonable or other alternative accommodations to Guest.In such a circumstance, Manager may return or provide a reimbursement of the payments received from Guest.
Travel or Vacation Insurance is highly recommended to be obtained by Guest, however, Manager makes no warrants or representations to Guest relating to any amounts refunded by Travel or Vacation Insurance. Guest and parties listed above must comply with any and all mandatory evacuation orders, if any.

(d) Cancellations, abandonment or early departure by the guest at the rental property for any reason (excluding mandatory evacuation ) do not warrant any refund of rent to Guest. In the event of a mandatory evacuation order issued by a county or otherwise, Guest agrees to comply with such order, and Manager after attempting to move, relocate or reassign Guest to a comparable or similar rental property, may agree in this specific circumstance to refund, credit or reimburse Guest of rental monies for only the dates affected by the mandatory evacuation. Guest understands and agrees that a partial refund of rental monies may be justified by Manager for only such dates associated with the mandatory evacuation, and no other reimbursement of rent will be approved.

(e) Unforeseen Circumstances. If the subject Property becomes unavailable [as described in section (9) herein, or uninhabitable for any reason, Manager reserves the right to: (i) move/relocate the Guest to a comparable or similar rental property, or (ii) cancel this Agreement without penalty and pending a full or partial return of Guest(s)’s monies depending on the circumstances, and at sole discretion of Manager.
Further, Manager cannot be held liable for any acts of nature or major mechanical failures that would prohibit or limit the use of subject rental property. Guest understands and further agrees that the health of Guest or their guests or children does not constitute grounds for refund.

Travel Insurance: Guest may have the option to purchase travel insurance from a third party company providing such insurance. Payment for travel insurance is due at the time of booking. Such insurance is optional. Upon filing a Guest claim, all rents and other charges are fully due and payable to Manager. Any refund to be issued will be handled through the Travel Insurance Company only.

The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Baggage and Personal Effects, Accidental Death & Dismemberment, Emergency Assistance, Medical or Dental Expense, and Rental Car Damage.
