Thoughtfully designed with two master suites, two additional guest bedrooms, and outdoor living on both levels this home provides plenty of room to relax, rejuvenate and enjoy your 30A getaway. The open concept kitchen and living room will be the perfect spot to enjoy family meals and watching the game together. *** Attention: Due to the HOA rules and restrictions in this neighborhood, there will be an additional $250 fee to cover violations you may incur during your stay. If you do not incur any violations, your fee will be refunded within 30 days of your departure date. ABOUT THE AREA: Blue Mountain Beach is a coastal community that rests between Santa Rosa Beach and Grayton Beach State Park and is known for its tranquility, many restaurants, and family atmosphere. The natural beauty of the sugar sand beaches, walking, biking trails and adventure await you. Spend your mornings grabbing coffee and pastries from Blue Mountain Bakery and evenings strolling to dinner at Blue Mabel Restaurant. Don't forget to grab dessert, or better yet, don't wait for dessert! Stop by Blue Mountain Beach Creamery after your bike ride or day at the beach to find out why so many argue that it's the best ice cream in town. Beach Still My Heart is located adjacent to the Redfish Village where you'll find charming specialty boutiques and dining. BEACH ACCESS: The Lakeside neighborhood is about a 10-minute walk to Blue Mountain Regional Beach Access. There are restrooms, shower, some parking and coolers, wagons and single inflatable toys are permitted, as well as kayaks and paddle boards. ACCOMMODATIONS: • Bedroom 1 - first floor- 1 King, ensuite • Bedroom 2 –second floor- 1 King, ensuite • Bedroom 3 – second floor-1 King, 1 Twin with Trundle • Bunk room –second floor- 1 Twin over Full PROPERTY HIGHLIGHTS: • Centrally located community pool • 4 Bikes • Gas Grill – Propane • Screened in porch with dining table, sofa & chairs • Front porch with twin daybed swing • Outdoor shower • Smart TVs in every bedroom with roku stick and YouTube TV • Coffee Maker – both • Full linen package: bedding & bath • Fully stocked kitchen PARKING: this home includes 3 parking spaces with overflow parking available in town. Passes are required in front space. HOUSE RULES: • Check-In: After 4 PM | Checkout: 10 AM • No smoking or vaping • Renters must be 25 years of age or older • During busier times and due to limited infrastructure, internet connectivity may be affected. No refunds will be given for connection issues, no WiFI or slow WiFi • All rentals require state and county tax plus additional required fees • Bikes and golf carts are not guaranteed to be at property or to be in working order. No refunds will be given due to missing or broken issues. • An initial starter kit of amenities are provided to all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 bar of soap. For towels you will receive: 1 body towel/1 washcloth per guest and 1 hand towel per bathroom, plus 2 washing machine pods. IMPORTANT PRIOR TO ARRIVAL: All guests will be required to sign a rental agreement directly with 30A Beach Girls as well as provide verification of identity which includes: 1) a photo of your government issued ID such as a driver's license and 2) a "selfie".
