Cancellation before final payment (30 days prior to arrival) will result in a loss equal to 15% of the total amount due plus the non-refundable reservation fee and travel insurance if purchased. (NOTE: Guest covered under Red Sky rental vacation insurance are exempt from the 15% early-cancellation fee if the reason for cancellation is a covered reason under the travel insurance.) Cancellation after final payment will result in a 100% loss of the total cost of the stay. The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged a 10% rebooking fee in addition to the reservations fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay.
