The first floor features a breezy open concept kitchen/dining/living space with beautiful hand brushed hardwood floors, and a bonus game room. The game room will have something for everyone with several board games and over 30 classic video games on two TVs!. The bright sunny kitchen features factory custom cabinetry with crown moldings, granite countertops, and stainless steel appliances fully stocked with the tools needed to cook for your group. On the first floor are 2 spacious King bedrooms, 1 full bath, and a laundry room. The 2nd floor boasts a large King Suite with a bathroom, and a bunk room with a bathroom. The King suite offers plenty of natural light and French doors to a covered balcony. Just up the stairs to the 3rd floor you step out onto a large covered sitting area overlooking the beautiful Crystal Beach community with a slice of gulf view, the perfect space to kick back and relax. Renew your senses at the back yard's 25ft x 11ft in-ground pool surrounded by Trex decking, designer outdoor furniture, private outdoor shower, and painted privacy fence. Everything is surrounded by lush tropical foliage providing a relaxing environment. Across the pool area is the detached carriage house, complete with a full eat-in kitchenette open to the living area. The carriage house has 1 king bedroom, a full bathroom with shower and laundry area, a kitchenette, and a bunk bed area with 4 additional queen beds. The parking pad in front allows up to 6 vehicles to be parked on this property. Pool heat can be arranged from October - April. Please, inquire for pricing details on pool heating. 10. CANCELLATIONS – Cancellations made after the time of booking will be non-refundable. We encourage all guests to purchase a worry-free cancellation insurance policy. This option is discussed below in section 11. The loss may be avoided if CANCEL FOR ANY REASON insurance or Rental Guardian Travel Protection Insurance was purchased and the reason for cancellation is covered under their travel insurance policy. The insurance company provides the payouts for these policies. If you should have to cancel your reservation, please notify us immediately of any cancellation requests. Note, we do not allow cancellations due to health concerns, medical treatment, or other health related issues of the rental guests. However, in the event that travel to Florida is strictly prohibited during the dates of a booking there will be a cancellation and full refund given. During the event that the beach closest to the home is closed, there will be a 25% discount applied to the nightly rate for each day that the beach is closed during the stay. 11. CANCEL FOR ANY REASON INSURANCE – We do not provide insurance, but advise you to consider the following policy: Berkshire Hathaway 'Cancel For Any Reason' Travel Protection reimburses 100% of traveler's non-refundable trip costs for losses due to unforeseen covered reasons. In addition, it reimburses 50% of non-refundable trip costs if the trip is canceled for any reason not listed in the policy. This Travel Protection Program is for US Residents* traveling to US-based and international locations (not subject to published travel restrictions). The Berkshire Hathaway Cancel For Any Reason Travel Protection Program is underwritten by Berkshire Hathaway Specialty Insurance Company. All references to currency are in United States dollars. CHANGES TO YOUR RESERVATION – Any changes made to a reservation for a change of dates or otherwise will be treated as a cancellation unless the trip protection insurance option is purchased (see item 10). 14.
