THE PROPERTY
This luxurius Villa includes a game room for family entertainment and private pool overlooking the golf course and comfortably accommodates 9 guests with 2.5 bathrooms and 4 bedrooms: 2 Master Bedroom with King Bed , 1 Room with two twin beds, and one with a single over double bunks.
The home as a central large open plan living area including formal dining room , with modern seating dining table and chairs, TV lounge with comfortable seating and patio doors out to the pool deck with swimming pool.
The large kitchen, has all the equipment you could possibly want, with granite countertops, large fridge/freezer, microwave, full size stove, dishwasher and all the plates, glassware and cutlery; all in situe for your convenience. With breakfast nook directly into the kitchen.
The separate Laundry room has full size washing machine and large separate tumbler dryer.
The first master bedroom has access to a private bathroom with walk in shower, two hand basins and separate toilet. Second full bathroom located on the second floor with shower bathtube, toilet and hand basin. Completed with a third convenient toilet located close to the house entrance.

Highlands Reserve has excellent on-site facilities including a communal swimming pool, Kid playground, Tennis courts, 18 hole golf course, practice range, putting green, and cafe bar which is open seven days a week.
It is situated in a peaceful location and is ideally located for easy access to all major attractions, with shops, supermarket, and restaurants all close by. Disney Theme parks (10 minutes), Sea World, Busch Gardens, Kennedy Space Centre and Daytona Beach. It is only an hour’s drive to Cocoa Beach, and an hour and a half from St. Petersburg and Clearwater
For shopping, try the 700,000-square foot Beltz Factory Outlet Centre just 12 miles away.

About Highlans Reserve: Highlands Reserve Orlando rental home guests will enjoy all the resort leisure amenities including the clubhouse with restaurant, community swimming pool, changing rooms, tennis court and children’s play area. The focal point of the community is the Highlands Reserve Championship Golf Course which plays host to a PGA qualifier and numerous other tournaments and events throughout the year, offering golfers pine lined spacious fairways and some of the most challenging greens around. The championship Mike Dasher designed course features pine tree lined fairways reminiscent of the Carolinas and open spacious fairways likened to the great Scottish courses. Large, fast, undulating greens make this course challenging and fun for all levels of golfers. There is a professional golf shop, putting green, practice range and par 72 championship golf course; green fees are payable locally. Highlands Reserve on-site leisure facilities include:- • Clubhouse • Children’s Play Area • Restaurant On-Site • Golf Course • Tennis • Swimming Pool The Highlands Reserve Clubhouse is centrally located within the resort and provides bar snacks and drinks. The community swimming pool is situated as you enter the resort through Highlands Reserve Boulevard on the left before you reach the Clubhouse. The resort pool is ideal for families and can also be used for lap swimming. Tennis courts are another of the facilities available in the resort. There is also a children’s play area in the community which is particularly nice for small children. The Clubhouse has changing rooms. In addition there is a well stocked professional Golf shop which is open daily from 7am to 6pm. There is a practice facility offering an ideal spot to perfect your swing with target greens, a practice bunker, a chipping green and a large putting green. Buckets of golf balls can be purchased and range passes are available. Golf coaching is also offered by club pros. Highlands Reserve Clubhouse and the Amenities are free to use for all guests in rental properties for the duration of the holiday. Please note. Some of our homes may be pictured with a gas bbq grill or outdoor built in grill. If guests wish to use the grills it is the guest responsibility to clean the grill and replenish the propane tank if needed. A $50 charge will be applied if grills are left uncleaned. Exchange refill propane tanks can be purchased at numerous local locations.If the grill is locked up then it is not to be used by guests as it is the home owners personal grill. If you would like to have a grill for your vacation we can arrange a rental grill for your stay.

4 Cancellation Charges 1 Refunds

4.1   The Guest may cancel the booking at any time subject to cancellation charges.
 4.2   Cancellation must be in writing.
4.3   The Owner reserves the right to cancel the booking if the payment required has not been received on agreed dates.
4.4   The following cancellation charges apply to all rentals
• 8 weeks or more - loss of full reservation deposit  OR  15% of the full rental charge.
• 4 to 8 weeks prior to arrival - 50% of total rental charge
• Less than 4 weeks prior to arrival - 100% of total rental charge
4.5   If payments are made by credit card and subsequently cancelled a 5% credit card commission charge will be made.
4.6   In the unlikely event of the booking being cancelled by the Owner all monies paid will be refunded to the Guest as soon as is reasonably practical
.4.7   Refunds will not be made for services included in the rental price that are unused
